Heather Pointe Board Meeting


The Heather Pointe board met with Metcalf Realty, February 18, 2011, 9:30 a.m. at the Metcalf office. In attendance were HOA President Liz Reiff, Secretary Sylvia McClain, Sabrina Gaddy, Metcalf Property Manager, and Lisa Herron, Metcalf Accounts Receivable.

The basis of the meeting was for Heather Pointe HOA and Metcalf Realty to have a face-to-face conference on the status of the Heather Pointe community, its finances and its future. Without adequate finances continuation of grounds maintenance, streetlights, liability insurance, back flow testing and other requirements will have to be curbed or stopped. Reference was made to the streetlights blackout two years ago caused by delinquent homeowner dues. The backflow testing for 2010 exceeded the amount from previous years. Sylvia McClain will research finding another certified company to do the test for the fall of 2011 since the test must be done yearly and results submitted to the Birmingham Water Works.

Discussion included strategies to collect outstanding dues debts from delinquent homeowners and foreclosed homes. Several homes have been either foreclosed or are in bankruptcy. Foreclosed homes will have dues paid by the banks that have seized them. Bankruptcy homes will not have dues fulfilled until after the home is sold which could possibly take years.
One home has been sold with the new owners closing in February 2011.

A grace period has been extended for this year to homeowners who pay their dues in full by February 24, 2011. Since this date encompasses the original due date accounting cycle, the HOA board decided to extend this courtesy to residents. A late fee will be applied to all payments received after this date.

Liens will be removed from properties whose owners’ accounts are no longer in arrears. Liens will be inspected each month with findings reported to the HOA President.
