10/17/09 Board Meeting Minutes Summary
Total present was 14 - 8 board members, 6 residents and Metcalf.
Minutes of the 9/19/09 Board Meeting were approved.
Motion to pay bills in the amount of $2,463.12 was approved.
NEIGHBORHOOD WATCH PROGRAM: There are currently 14 volunteers and a meeting should be scheduled this month.
4th QUARTER NEWSLETTER: Please forward your birthdays, anniversaries, prayer requests and articles for the newsletter this week for publication.
LANDSCAPING: Fall planting of the front entrance will take place the end of October.
PAVEMENT UPDATE: On October 7, 2009 the Birmingham News published an article regarding our pavement dilemma. Pinson’s Mayor continues to work on this issue which is currently before the City of Pinson for resolution.
LIENS: Metcalf has placed 36 liens against properties and letters have been sent. All liens must be paid in full. There is no payment plan for delinquent portions.
2010 BUDGET: The 2010 budget and financial status were presented. A copy will soon be forwarded to the property owners with their 2010 Association Dues invoices. There will be no increase in dues, however, there will be an increase of $20.00 if paid in installments. Dues are delinquent if not paid in full by February 1, 2010.
METCALF REALTY: Heather Pointe is renewing our contract with Metcalf for 2010 with no changes to our current contract. Metcalf has agreed to pay all costs incurred to record the contract at the courthouse.
Metcalf stated from day one we have shown improvements. From August to October there were 16 violation letters sent with two outstanding for satellite and window treatment. The focus is not on fees, but on compliance with our community’s rules and regulations.
